This property is an existing permitted gravel bank on Shermantown Road in North Kingstown. An engineer's report estimated that there are approximately 220,000 cubic yards of gravel remaining in the ridge that was being mined, with an undetermined amount in the unexplored areas of the property. The property consists of three lots, Map 8, Lots 5 & 6, and Map 28, Lot 6. There are 132.5 acres within the three lots, with approximately 96 acres of uplands, and 36.5 acres of wetlands. The wetlands shown are based on aerial photos and other maps, and have not been flagged. Water, gas, and electric utilities are available. The topography is flat in the disturbed areas, and mostly gently sloped in the wooded sections.
Possible uses included continued mining operations, a campground, or a utility scale solar energy facility. A 9 lot single family subdivision, or a 13 unit condominium project would be possible once the gravel reserves are extracted. New home sales would be in the high $500's.
